Staging Consultation

A home staging consultation starts with an appointment with the home owner and the real estate agent (either or both) and taking a tour of the property.  Beginning with the front yard & entry through the interior room by room, we take detailed notes and photos and listen carefully to you.  After returning to our office, we prepare a detailed staging report, room by room, of ways to maximize your property's appeal to your target buyers.  This report will include suggested home repairs, room function & layout, and the 3"C"s of Clean, Clutter-free & Color appropriate.   

In addition to our staging consultation report, which is great for DIY folks, we will indicate what items we can do for you and what those costs would be so that you can decide how much or how little you want to take on or hire out.  

If you choose to complete the work yourself, we can return and do a "fine-tuning" walk-through, take photos and if all is completed to specifications, we can certify the house as a "Staged Home®".  


Staging Packages

For home sellers that don't have the time or expertise to complete DIY staging, we can do as little or as much as needed; from start to finish.  After our consultation, we will provide a proposal, sign an agreement and begin promptly.  We can start by packing up & labeling items that will not be on display during your market time or you can save money by doing this part yourselves.  (You're moving anyway, so you might as well get a head start)
Our goal is to market your home to it's specific target marget, using only furnishings and goods of appropriate style and scale.  We will arrange your furnishings & accessories as well as any rented items we have agreed upon to maximize your property's appeal to the broadest audience.  Again, your home will be certified as a "Staged Home®" and can be marketed as such.

ASP (Accredited Staging Professional)  Staged homes are on the market 83% less time than non-staged homes.  This is based on a survey conducted by The International Association of Home Staging Professionals® and StagedHomes.com® of over 1,000 homes (62% Vacant, 38% occupied) across the Continental US and Canada.  All of the homes were prepared for sale by Accredited Staging Professionals (ASP®) in today's market. 

That is great news in this market.  If your seller is willing to have you bring in an Accredited Staging Professional, your listing will be way ahead of the competition and the fees for the services are less than you may think, and certainly less than a costly price reduction down the road. 

There are certainly things that you can get your seller to do too and first and foremost is to have the home CLEAN, squeaky clean, CLUTTER-FREE, clutter just eats away at valuable space, and COLOR appropriate; get rid of any boldly painted walls or dated wallpaper, keeping wall color neutral will be a big plus.
